Insurance

It is the owner's responsibility to have insurance coverage on their unit and anything that is exclusive to their unit.  A condominium owner's policy should cover all personal property, furniture, fixtures, appliances etc.. and any items that the Association's documents define as the owner's responsibility.  The Association's insurance does not cover anything that is within the unit, including wall, floor, and ceiling coverings, interior walls, or any plumbing or wiring that is exclusive to the unit.  Please click here to see a notice from our insurance company. and please click here to see information on the Association's policy.

The owner responsibilities are reflected in the  Association's documents and the California Civil Code.  The owner responsibilities include both the owner's property and , which includes the following:

• Anything within the unit, which is within an area outlined by the inside of the bearing-wall studs in the  outside/perimeter walls of the unit, the bottom of the ceiling joices, and the top of the floor concrete or joices.  Therefore, owners are responsible for all wallboard/plaster-board, carpet, tile, or other wall or floor coverings. 
• The interior walls of the units (including the studs).
• All windows, doors, sliding doors and their associated frames.
• All plumbing and wiring that is used solely by the unit (even if it is in the walls, floors, ceilings, or outside the unit).

If something happens to your unit, you should contact your insurance company.  It is not appropriate to contact the Association's insurance company as the Association does not have insurance that covers the individual units.
