Guidelines for Remodeling & Contractors/Workers

1)  Any remodeling must be approved in advance by the Board of Directors.  There is an Architectural Request form to submit for this (Click here to download the form).  Please review the CC&R's and Rules & Regulations prior to making your final plans.  Please note that the Board is especially concerned about anything related to the walls, which may contain common electrical and plumbing, that the creation of additional rooms is not allowed, and that changing anything external to the unit, such as on balconies or patios, is not allowed.

2)  When deciding on floor coverings, please consider putting a "sound deadening" layer underneath, especially for hard-surface floors (required under hard-surface floors for units that have units below them).  Please click here for information on "underlayments".

3)  Work can only be done 8:30AM to 5:00PM, and cannot be done on Saturdays, Sundays, or specified holidays.  See "Contractor's Rules" (click here).  Owners, please make sure your contractors/workers are aware of, and agree to, these rules.  

Please note that our rules are similar to other condos, and that some contractors & workers may charge a premium or even refuse to work on condos because of these restrictions.  At single-family dwellings they can work longer days and/or weekends and finish the job in half the time, they can put dumpsters right next to their work instead of out in our garages or in our street, they can wash tools or lay tile and materials outside which they can't do here, etc.  Unfortunately you can't be so flexible in condo situations:  Every day of the year there are 3-4 units being re-modeled - we would have constant construction activity and noise without the restrictions.
